IN ENGLISH (below in German) Hi there, we have just moved out of our apartment in Berlin Karlshorst and are looking for reliable, responsible people who will feel as comfortable in our apartment in the future as we have in the last 13 years. HERE ARE THE FACTS ABOUT THE APARTMENT: - the magnificent house was built around 1900 and completely modernized in 2002 - there is a kitchen-living room, a bedroom, a bathroom, a hallway and a bicycle basement (with 2 old bicycles which may be used with pleasure) = perfect for singles and couples (rather unsuitable for shared apartments because one person would have to sleep on a couch in the kitchen) THE APARTMENT - the apartment has just under 57 sqm and is on the 1st floor without elevator - The apartment is fully furnished and freshly painted (see photos) = in the apartment you will find everything you need:electrical appliances (Philips Ambilight TV with Apple TV, stereo, washing machine, refrigerator, dishwasher, oven, cooking field, microwave, toaster, electric water boiler, vacuum cleaner), kitchen utensils (silverware, crockery, glasses, cups, pots, pans, etc.), bed linen, bedding, towels, ironing board, lighting and light alarm clock THE LOCATION IN BERLIN - the apartment is located 5 minutes from the S-Bahn station Karlshorst - in 20 minutes you are at Friedrichstraße (Berlin-Mitte, the city center) and only 10 minutes to Friedrichshain-Kreuzberg (nightlife & culture) THE NEIGHBOURHOOD - Karlshorst is one of the best neighborhoods in Berlin and borders on the green spaces and forest of the Wuhlheide - The zoo (Berlin Tierpark) and the FEZ (leisure and recreation centre), the horse racing track and the Union football stadium (first league) in the Wuhlheide are also very close - Karlshorst has a great infrastructure: organic food stores, supermarkets, public market twice a week, doctors, post office, banks, hairdressers - everything you need for everyday life THE TERMS AND CONDITIONS = The rent is a flat rate of 1200 EUR per month and includes electricity, heating, and water at reasonable use. - The rental agreement requires the tenant to use electricity, water, heating and internet properly. Hier die Fakten: DAS OBJEKT - das prächtige Haus wurde um 19000 erbaut - es gibt eine Wohnküche, ein Schlafzimmer, ein Bad, einen Flur und einen Fahrradkeller (mit 2 alten Fahrrädern, die gerne genutzt werden dürfen). = perfekt für Singles und Paare (WG eher ungeeignet, weil eine Person auf einer Couch in der Küche schlafen müsste) DIE WOHNUNG - die Wohnung hat knapp 57qm und liegt im 1. OG ohne Fahrstuhl - die Wohnung ist voll möbliert und frisch gestrichen (siehe Fotos) = in der Wohnung findet sich alles, was man benötigt: Elektrogeräte (Philips Ambilight TV mit Apple TV, Stereoanlage, Waschmaschine, Kühlschrank, Geschirrspüler, Ofen, Kochfeld, Mikrowelle, Toaster, Wasserkocher, Staubsauger), Küchenutensilien (Besteck, Geschirr, Gläser, Tassen, Töpfe, Pfannen etc.), Bettwäsche, Bettzeug, Handtücher, Bügelbrett, Beleuchtung und Lichtwecker DIE LAGE - die Wohnung befindet sich 5 Minuten vom S-Bahnhof Karlshorst entfernt - in 20 Minuten ist man dann an der Friedrichstraße (Berlin-Mitte, city-Nähe) und nur 10 Minuten nach Friedrichshain-Kreuzberg DIE NACHBARSCHAFT - Karlshorst ist eine der besten Nachbarschaften in Berlin und grenzt an die Grünanlagen und den Wald der Wuhlheide an - sehr nahe sind auch der Tierpark und das FEZ (Freizeit- und Erholungszentrum), die Trabrennbahn sowie das Union Fußball-Stadion in der Wuhlheide - Karlshorst hat eine super Infrakstruktur: Bio-Läden, Supermärkte, 2mal pro Woche öffentlicher Markt, Ärzte, Post, Banken, Friseure - alles was man im Alltag braucht DIE KONDITIONEN = die Miete beträgt pauschal 1200 EUR pro Monat inkl. Kaltmiete, Warmmiete, Internet, Nebenkosten im Rahmen eines angemessenen Verbrauchs, Strom. - der Mietvertrag verlangt vom Mieter eine sachgemäße Nutzung von Strom, Wasser, Heizung und Internet.
